The Concept

The development comprises two independent premium villas of approximately 110 sq.m. each, arranged over two levels and designed to ensure that each residence retains its own privacy and autonomy.
Each villa is planned to feature three bedrooms, contemporary open-plan living and kitchen areas, a private swimming pool, landscaped outdoor living spaces, a garden and a private parking space within the property.
The two residences form a cohesive architectural composition while remaining two clearly distinct homes. Between them, Mediterranean planting creates a natural boundary, enhancing the privacy of the outdoor areas and swimming pools.

Architecture

The architecture offers a contemporary interpretation of traditional Ionian living.
Clean geometries, natural stone, soft neutral tones, timber, generous openings and sheltered shaded areas come together to create a residential environment that feels both contemporary and timeless.
The interior spaces are designed in direct relationship with the terraces, gardens and swimming pools, allowing indoor and outdoor living to function as a seamless continuation of the same space.
Landscaping forms an integral part of the architectural concept. Olive trees, cypresses and Mediterranean planting provide natural shade, privacy and a stronger connection between the residences and the landscape of Kefalonia.

The Location

Minies occupies a particularly advantageous location in southern Kefalonia, close to the sea and with easy access to Platis Gialos, Lassi and Argostoli.
Its proximity to Kefalonia International Airport provides an important advantage in terms of accessibility for owners and visitors travelling from abroad, without defining the identity of the project itself.
The location therefore brings together three essential qualities: proximity to the sea, convenient access and closeness to the island’s main town.
